What exactly is soft water washing? Soft water washing in Pennsylvania is basically taking the pressure out of pressure cleaning. Cleaning with high pressure can cause all sorts of damage, we see it on a daily basis. Soft water washing allows you to clean the most delicate surfaces like this sandstone railing (pictured left). House washing for example is a great way to quickly damage windows and siding washing with high pressure. There is absolutely no need to use pressure when trying to remove dirt and mildew from siding. The typical home should be washed every 3 to 4 years to clear away dirt, mold, spider webs and such. There is no way quicker to blow a window seal then to apply water pressure towards it. You may not notice it right way, but slowly your window will begin to change color as the gas escapes from in between the glass.
What we typically see from “experts” is high pressure cleaning with no chemicals at all. Plain ol’ water doesn’t really clean a whole lot. Once in a while we see a bottle of TSP (trisodium phosphate) which is a good all purpose de-greaser to remove soot and grease setup next to the pressure washer. Most pressure washers have a siphon hose that can siphon chemicals in and introduce them into the high pressure stream that is being used against your home. The problem is the ratio. The typical pressure washer uses 4 gallons a minute. A normal home takes the “experts” 4 hours to wash. The ratio would be 240 gallons per hour at 4 hours would be 600-800 gallons of water with start and stops or 960 gallons if it were to run for the entire 4 hours to 1/2 a gallon of tsp. You can see this isn’t going to clean anything and is purely meant for show. TSP also doesn’t kill mold, mildew or algae spores. But before you know it you home has a new coat of paint! Ever wonder why your paint doesn’t last very long? Because the mold is under your paint.
You may also see “cleaning” companies running around and spot treating for mold with bleach with a weed sprayer or similar. If your home is going to be washed why not wash the entire home, there is mold everywhere, just because it isn’t black yet doesn’t mean it isn’t there. The process of soft water washing can’t be accomplished if you “spot treat” the visible moldy areas. The entire home needs a bath, this includes the exterior gutters, eaves, siding and window tracks, from top to bottom. You need a dwell time of 5-15 minutes and rinse, rinse and rinse. No pressure required.
Of course the homeowner is depending on the company washing to do a good job, take care of their home and have a knowledgeable basis for the service provided. All to often the “experts” aren’t really experts at all. Soft water washing depends on a good cleaning solution to do the “dirty work” killing mold and algae, loosening the dirt and cobwebs so all that is needed is a rinse, no unlike the pressure coming from your own garden hose, that’s it.
